The former municipal golf course has already been designated a country park, and this development will retain 66 percent of the green space and existing tree cover, respecting the ecology of the site. The site is just over 2km from Newcastle-under-Lyme town centre, with Keele University and its Science & Innovation Park directly south of the development and excellent links to the M6 and A500.

The opportunity

Four distinct neighbourhoods will be created, each with its own identity, which will relate as much to the surrounding communities as they do to each other. The preferred option is based on a lower density of development with three residential densities of 45 dwellings per hectare, 35 dwellings per hectare and 25 dwellings per hectare.
